Description of Works

The aim of this project was to assist in the redevelopment of a former opencast mining site to provide a quality residential area with a multi-functional open space incorporating SuDS, new sports facilities, a pub restaurant, local retail units and a new connection to the popular 5 Pits Trail.

Challenges

North East Derbyshire as a district required a significant boost to their supply of both open market and affordable housing in order to meet their government targets. According to statistics, Holmewood is one of the most deprived areas in the district and therefore, not one that attracted many national housing developers with investment potential.

The site has plenty of benefits, particularly its location, relative to the local infrastructure. However, lurking
beneath the benign green field appearance was a legacy left by the mining industry which further impacted on the commercial deliverability of the site.

Solutions

The development of the site is constrained by the historic mining activities. The former opencast mine was restored with mining spoil and therefore deep areas of made ground exist. There is also the high wall, which is the interface between the open pit and the natural ground. Development is stifled in the area of the high wall due to differential settlement.

Our creative team have managed to turn these constraints into opportunities. We used the corridor sterilised by the high wall to accommodate an attractive wide spine road with sustainable drainage features, paths, landscaping and play areas. This attractive spine road feature will contribute towards creating a sense of place. We worked in collaboration with NEDDC to provide a well-designed, commercially viable development that will give a significant boost to the housing supply with the creation of 515 new homes, which could rise to 555 with a future phase.
